General Resources

When it comes to choosing the perfect place to live off-campus, we know that having the right information is key! To make things easier, we’ve compiled a list of answers to your most common questions. If there’s anything else you’re curious about, please make sure to reach out to our staff and we’ll be more than happy to help. You will love it here!

WashU students who are enrolled full-time at Washington University in St. Louis are eligible to live in Quadrangle properties. This includes all students enrolled who undertake an academic workload consisting of any combination of courses, work experience, research, or special studies.

Washington University affiliates, individuals or all other individuals, including exchange students, visiting researchers, post-docs, interns, hospital residents, staff and faculty of Washington University.

At Quadrangle, we do occasionally have short term leases available. We also offer a range of options depending upon availability – with a minimum of a semester and up to 24 months. If you are interested in shorter-term housing, please contact the Apartment Referral Office at 314-935-5092 or email ars@wustl.edu for reservations. You tell us! Most of our units are unfurnished, yet we can refer you to our partner CORT who can provide you with furniture to rent.

Quadrangle welcomes pets. We have a variety of options, so make your leasing advisor aware of your pet when searching for your new apartment. Please refer to the amenities of the building to determine if the apartment that you are interested in is pet-friendly.

We have OPEN leasing throughout the year! For example: Fall Semester – Availability begins April–July.

There are several ways to search an apartment. Schedule a tour with one of our leasing professionals before you arrive or review openings by selecting your housing type on our website.

Studio: 1 occupant

1 Bedroom: 2 occupant (familial status)

2 Bedroom: 4 occupant (No more than 2 unrelated occupants)

3 Bedroom: 5 occupants (No more than 3 unrelated occupants)

Occupancy standards are set by local ordinances and University policy and regulations.

Yes, as long as the apartment is vacant and available to show, we can schedule a Facetime or Zoom tour, or show a local friend for you.

You may apply before you receive your student ID number but you must provide either your student ID or University letter of acceptance prior to your move-in date.

To apply, you’ll need to be working directly with one of our expert leasing team members, who will guide you through each step of the process. This includes confirming current availability, completing the initial screening, and receiving a formal invitation link to apply. Some listings may still appear on the website while the application process is underway. An apartment may be marked “available” until an application is fully approved and a lease is signed-even if another applicant is already in progress. For more information, contact us!

A Conventional Joint and Several Lease agreement is when all residents over the age of 18 sign one lease. All residents are jointly and severally liable for all terms outlined in the lease agreement including the total rent due for the contract. Occupancy guidelines are to be followed.

No problem! Through our partnership with WashU Apartment Referral Service, you have access to their roommate search service. You can also reach out to your department for resources in helping you find a roommate.

No, all available apartments are posted online either for immediate selection, or for future dates. Apartments vary on availability.

You have 24 hours from the time you submit your holding fee to cancel your application and have 100% of your holding fee refunded. If you withdraw the application after 24-hours, a $100 retaining fee will be assessed for each day the apartment is reserved. If the apartment is held for the applicant for more than five days all monies deposited shall be forfeited.

You should have received an email with your registration info. If you can’t find it, email quadrangle@wustl.edu and we will re-send it!

Check or money order: payments should be made to Quadrangle. Please be sure to mark your apartment address on your form of payment to ensure proper credit. This can be done by mailing your rent or by bringing it by the office 700 Rosedale Ave. Campus Box 1016 Saint Louis, MO 63112 between 8:30am and 5pm. If you’d like to drop it off during after hours, we have a drop slot right next to the front door of our office.

Online: submit electronic checks, set up an e-checking account or pay with a Visa, Mastercard, or Discover from any computer. You can even submit maintenance requests. Just log onto our website and click the ‘Pay Rent’ link. If you are paying your rent online, please create an account to use the resident portal. Once you are registered, you can login to your portal through the ‘Resident Login’ link at the top of our website. When you are setting up an online payment, you will be required to enter your bank account number and routing number. Some banks have different account and routing numbers for online checks. Please confirm with your bank that you have the correct payment information. Same with credit card set up. Online payments can be setup to withdraw monthly by selecting the ‘Automatic Recurring Payment’ option. You can also select to pay your rent manually each month by selecting the ‘One-Time Payment’ option. The payment screen in your resident portal provides more details about online payments.

All rent is due and payable the 1st of each month. If you think that your rent may be late, please let us know by calling our leasing team at 314-935-9511. If rent is not paid by the 5th of the month, you will receive a late fee. If the full rent amount has not been paid by the 10th of the month, a second late fee will be assessed.

No, bills are not sent to residents each month. Please check your online access for balances.

This is a personal preference. Renter’s insurance is affordable and will provide you with an extra sense of security. Residents’ or guests’ personal property and vehicles are not insured under the apartment lease agreement. We strongly recommend that residents purchase insurance against loss or damage due to fire, flood, theft, vandalism, rain, water, criminal, or negligent acts of others or any other cause.

You can submit work orders online through your resident portal, or by calling our office at 314-935-9465 during business hours (Monday-Friday 8:30am-5pm). For after-hours EMERGENCY work orders, please call 314-935-9511. DO NOT USE our online service for emergency service needs.

Emergencies are defined as follows:

  • No electricity
  • No hot water
  • Frozen or burst pipes
  • No heat (apartment temperature below 55 degrees)
  • No air conditioning during a heat alert
  • Water leaks that could damage your apartment or a neighbor’s apartment
  • Clogged or broken toilet (in apartments that have only one bathroom)
  • Broken window or exterior door
  • Storm damage
  • Sewer back-up
  • Lock-out*
  • *1st lock out is $25.00 – additional charges will apply for additional lock outs.

When you call for emergency service, give the operator your name, address, apartment number, telephone number, and a description of the problem. You must then remain in your apartment until you are contacted by our maintenance staff, which will usually occur within 30 minutes or less.

Blown fuses and burned out interior lights are not considered emergency situations and should be addressed during normal office hours.

You are responsible for keeping a supply of 15 or 20 amp fuses and 60 watt bulbs on hand, as well as knowing how to replace them. We are happy to show you how to replace both fuses and bulbs.

The USPS, UPS, FEDEX etc. will first attempt to deliver to your apartment. If you are not home to accept, we will be happy to receive your package and notify you when it arrives.

International Resources

Making an international move can be daunting, but we are here to help make your transition as easy as possible. While students are responsible for finding their own housing, we have provided some resources to help walk you through the process.

Quadrangle offers apartments just a short distance from the Danforth Campus and Medical School campus. with easy access to Metro and biking lanes. Our General FAQ’s will have some great answers to many of your questions. The Office for International Students and Scholars is another resource for residents who are not from St. Louis. Quadrangle advises students to be cautious in pursuing off-campus housing rentals through unofficial channels. Subleasing or paying deposits directly to other students or third parties with an unofficial verbal agreement can lead to you losing tenant rights if rental disputes occur. Quadrangle advises all students that they should NOT pay a deposit or rent to anybody other than the verified landlord or realtor of the housing they are renting, and they should only do so after having signed and reviewed a provided lease.

Most current students recommend arriving several weeks before classes start so you have ample time to get settled before you become involved in academic life. A challenge for single semester exchange students is that it can be difficult to find a landlord who will rent for one semester only; most leases are for a full year.

Housing is reasonably priced in comparison with major U.S. cities. Most rental leases start on the first of each month with the most common start dates being the first of June, July, August, and September.

Some apartments may include utilities such as gas, electric and water. However, in most cases you will have to contact the utility companies directly to set up and pay for service for your apartment.

When looking for an apartment, be sure to include the cost of utilities in your monthly rent estimate. Utility bills in the United States are commonly paid by personal checks available through your bank in the United States. In most cases, you may set up automatic bill payment which enables you to pay bills electronically and automatically.

It is strongly recommended that you request an estimate of the previous tenant’s utility bills by calling the utility company directly. Note that heating bills can be very high in the winter (over $100 depending upon the type of heat and size of apartment.)

No. Some students are told that they need a United States Social Security Number (SSN) before they are able to establish telephone or any other utility services. This information is incorrect. Students who do not have an SSN may have to complete an application and submit copies of documents (such as a passport and a student ID) and may have to pay a deposit, but a social security number is not required. If the employee you are speaking with seems unaware of the procedure for starting service without an SSN, politely ask to speak with a manager or call back and talk to another employee.

Call at least 24 hours before you need your gas turned on in your apartment. It can either be done the next day or it can take 3-4 days. There is a $25 fee for new customers (can be applied to first month’s bill or spread over 4 months.) Customers without social security numbers may have to bring a passport and photo ID to their office downtown at 720 Olive, near the 8th and Pine Metrolink station. A security deposit is required for individuals whose rent amount depends on size of apartment.

Crime Prevention and Safety

Lock your doors and windows even when you are at home.

Never sleep with doors or windows unlocked or open.

Never answer your door unless you know who is on the other side.

Be skeptical of anyone who asks to enter your home, even just to use the phone.

Quadrangle Service Personnel can easily be identified by a photo ID badge and uniform.

Do not lend out your keys. If you have lost or misplaced your key, you may make arrangements to have your locks changed. A fee may be charged.

Keep emergency numbers posted or stored in your phone.

Immediately report any needed repairs of locks, latches, doors or windows inside your apartment.

Check your smoke detector periodically to ensure that it is working.

Immediately report any needed repair of devices outside your apartment such as gate locks or burned out lights.

Close your curtains or blinds at night.

Mark or engrave personal possessions for identification.

Never leave children alone without appropriate supervision.

Report solicitors to management. Such personnel are not permitted on the property unless prior arrangements are made with management.
